Liphook estate agents intergrity

Any positive and / or negative experiences and opinion on local estate agents? Their level of customer service? of integrity?

I can tell you at least one of the agents in the village gave me a very negative experience as a buyer.

The agent advised the seller to take a lower offer from someone who was in a chain and borrowing to fund the purchase against a higher offer, no chain and funds sitting in a bank account.

The agent strung it along for a while as if my offer had been accepted but never took any of the actions to enable my solicitors to engage, before letting me down after wasting months of my time.
It was only a chance conversation with someone who knew the sellers that I discovered these facts. Presumably the purpose was to complete a chain that the agent had another sales interest in, which would be worth more to them than a small extra bit of commission form my higher offer.

In the end I ended up finding a property I liked better so it worked out nicely, but it left a sour taste with the agency. Especially as even if they wanted to ensure their chain completed, there was no need to string me along. I can only assume it was to have a backup option in case plan A went wrong.

Have bought and sold several houses in my lifetime, and this is why I always insist on taking prospective purchasers over my property. I lay that down with the agent before we begin. You can gauge response better and it all seems more personal.
The same with buying - I always have a chat with the seller. They can see I’m genuine then, not wasting time. And you can ensure they know your circumstances.
So many friends have tales of woe and lost money as well as confidence.
